- AAA Home Inspections has been inspecting property in the Hilton
Head Island area and outlying communities since 1993. We can give you the low down on why you (the home buyer) should be the only one to select your own home inspector. Don't let someone steer
you in the wrong direction and make you sorry for something you should have taken control of yourself!
- We highly recommend that you (the client) do something smart for
yourself and your own best interest and call on a few of the local closing attorneys in this area and ask them or their paralegal to refer two or three of the most thorough and reputable inspectors. The closing attorneys and their paralegal are by far the best non biased resource for getting a good handle on this since they continuously see the inspection reports from the various inspectors in the area and they know who is really good. . .and not a waste of time and money.
- People, you must come to your senses and realize that some real
estate agents do not want you to learn about or come in contact with any one person who may provide you with any negative information about the property which could cast a shadow or even jeopardise the deal [such as services rendered from a thorough and very experienced licensed home inspector]. Remember, real estate agents are salespeople. Why would they want you to come in contact with the most thorough inspectors in the area and lose out on their own commission?? NOTE; Some real estate agents will go out of their way and make excuses as to why you should let them take care of the home inspection process. Many times the agent will order the inspection late [there is a contract expiration date by which the inspection report must be performed], this way they avoid the best home inspectors because the best are usually busy and they will not be able to accommodate the agent in a tight time frame. This is the one of the most convenient ways for a real estate agent to get out of hiring a very thorough and reputable home inspector.
- Oh yes, some real estate agents are quite savvy. After fourteen years
in this business as a reputable home inspector [working for the home buyer] you quickly learn about the real estate industry, who really protects the purchaser and how some agents will go out of their way to control and manipulate the inspection process. Good agents should not feel ridiculed or offended by these comments if they are performing ethically with the utmost respect for the client.
- When my wife and I moved to Hilton Head in 1992, there were
approximately 450 real estate agents. Now this number has at least doubled. Over the past fourteen years I have met many of the most active agents in the area and I can truthfully say that there is a very small list of real estate agents which I would qualify as people who do their job as they are expected, have strict and moral work ethics, work extremely hard for the client . . . . and also have a conscience.
- There are a few agents which set a new standard for how you would
like your real estate agent to perform. One of them is Mary Williams. Mary & her husband Ron Williams know what is expected of them as professional real estate agents and they do have a conscience. Together, they are by far "number one" as far as I am concerned.
Another exceptional agent which I am confident in recommending to people is Bruce Goff. Bruce is also an appraiser which I think is a very interesting concept which sets him apart from the others. There is also Dennis Puckey. Dennis and his associate "Libby" leave no stone unturned. Together, they make sure that the client is well taken care of including a good thorough home inspection. I am sure there are other respectable agents and this is my way of educating the home purchaser [the client] before it is too late.
